Living in Phayao

Living in Phayao (city) is an excellent choice for foreigners looking for a serene, authentic Northern Thai experience without the crowds and higher costs of Chiang Mai. The city is situated on the beautiful Kwan Phayao (Phayao Lake) and is known for its relaxed pace and friendly atmosphere.
1. Is it pleasant for foreigners?
Phayao is one of the best-kept secrets of the north. It is a city where “peace” is the keyword.
- Lifestyle: The city has a “slow life” vibe. The promenade along the lake is the social heart of the city, where people gather for walks, sports, and dining at sunset.
- Expat community: The community is small and consists mainly of teachers and retirees who have consciously chosen peace and quiet. You won't find a large “expat bubble” here, which promotes integration into the local culture.
- Climate: Just like in the rest of the north, it is delightfully cool and crisp in winter (December-February), while it can get quite warm in summer.
2. Costs of houses (Rent & Buy)
Prices in Phayao are very competitive, especially compared to the larger cities in the region.
- Rental prices (per month):
- Apartment/Studio: You can rent nice studios or rooms near the university or the city center for as little as ฿2.500 to ฿5.000.
- Detached house (2-3 bedrooms): A solid house in the city or just outside costs on average ฿7.000 to ฿13.000.
- Purchase prices:
- The median purchase price for a house in Phayao is around the ฿ 2.700.000.
- Simpler homes in the countryside can be found starting from ฿ 1.200.000, while more modern villas in new projects towards the ฿ 4.000.000 to go.

3. Daily life and prices
Life is cheap here and the quality of life is high for those who appreciate simplicity.
- Food: A meal at the evening market by the lake costs ฿45 – ฿65Phayao is known for its fresh freshwater fish.
- Groceries: There is a Tesco lotus expats must register with the local municipality and obtain a Makro for daily needs. For a wider range of Western products, you drive in about an hour to Chiang Rai.
- Living budget: For ฿25.000 – ฿35.000 per month, you can lead a very comfortable life here as a single person.
4. Recreation, activities and surroundings
Despite the tranquility, there is surprisingly much to do for nature lovers and culture seekers.
- Kwan Phayao (Phayao Lake): The largest lake in Northern Thailand. You can take a small boat to Wat Tilok Aram, a 500-year-old temple ruin that lies on a small island in the lake.
- Wat Analayo Thipphayaram: A spectacular temple complex on a hill with a fantastic view over the city and the lake.
- National Parks: The province is home to parks such as Phu Sang (with its unique warm waterfall) and Phu Langka, famous for the “sea of clouds” view at sunrise.
- Healthcare: Phayao has good hospitals, but for specialized private care, many expats turn to the international hospitals in Chiang Rai or Chiang Mai.

Phayao is perfect for those who love nature, authenticity and a low 'burn rate'.
It is less suitable for those who depend on a vibrant nightlife or a large Western social circle.
It is a city where you can truly unwind.

I have been asked to provide some information about the ins and outs of my presence here. Let me state first that I see myself as a part-time journalist at best. Writer is also allowed, who would have thought.
I left for Thailand at the age of 54 after having been engaged, married and in love with my Thai love for about eight years.
The grey clouds in the Netherlands became too dark, the recession, the employer talked a lot, a lot about Poland. The genie had been out of the bottle for a while, and not always the friendliest.
Apartment from 1928 sold for a fat profit after twenty years of living there. And moved into our Thai house that we bought years ago. We are talking about the year 2008.
Like the waves of the sea on a restless day in Thailand, we have now been in calm waters for a few years, provided with my pension.
Hobbies of all kinds within the boundaries of our existence, after reading, writing has occasionally been added.

I lived in Chiang Kham for 12 years, a small town in the northeast of Phayao province, close to the hot Phu Saang waterfall. Beautiful mountainous nature. I still dream about it every day.
